What property video production means in practice

Property video production is not just a shoot day. It is the full sequence from preparation through to delivery: ensuring the property is ready to film, capturing it correctly on the day, and editing the footage into a format that actually works on portals, social media, and presentations.

A poor preparation produces footage that looks good on camera but shows the wrong things. Good editing turns competent footage into something that moves viewers through the space and holds their attention long enough to book a viewing. Both matter.

Before the shoot

The most effective use of shoot time starts before the camera arrives. We send a pre-shoot checklist when you book, covering what to clear, what to check, and what to confirm access to. For most commercial properties, the checklist takes under 30 minutes to work through.

For office spaces: clear desks of anything confidential, ensure all ceiling lights are working, and remove temporary items like boxes or personal belongings that are not part of the fit-out. For industrial units: clear the main bay area so the gimbal can move freely along the full length of the floor. Forklift trucks, pallets, and loose equipment all reduce what can be captured.

For properties that are vacant, the preparation is usually straightforward. Properties in active occupation need a brief window where the space is clear. We work around that.

The shoot day

Most commercial properties up to 3,000 sq ft take 2 to 3 hours to film. Larger spaces or properties with multiple floors take longer. We film using a gimbal-stabilised camera system that produces smooth movement through the space without a track and dolly setup.

The shoot covers a full walkthrough of the property in sequence, key feature shots of individual rooms or areas, and exterior coverage of the building frontage and setting. If drone footage is included, the aerial portion is filmed on the same day. Subject to airspace clearance and weather at the time.

We do not ask you to be present for the full shoot unless you want to be. For occupied properties, someone with access needs to be on site. For vacant properties, we work from the keys.

Editing and post-production

Editing is where the footage becomes a finished product. Raw property footage is colour graded to ensure consistent light levels across interior and exterior shots. If a property has rooms with different natural light, correction at this stage prevents the walkthrough from jumping between warm and cold colour temperatures.

The main edit is sequenced to move the viewer through the property in a logical order: usually exterior first, reception or entrance, main working areas, supporting spaces, and exterior context at the end. The pace matches the audience. A portal walkthrough for commercial agents runs slower and with fewer cuts than a LinkedIn reel for landlord development activity.

Audio is added at this stage: either a music track or, if an agent-to-camera piece was filmed, the spoken commentary. We do not add voiceover unless it was agreed before the shoot.

What you receive

Delivery is within 3 to 5 working days of the shoot. You receive:

  • A 4K master edit for portals and presentations, typically 90 seconds to 3 minutes
  • A compressed web version formatted for email and website embedding
  • Short social cuts: 45 to 90 seconds for LinkedIn, 15 to 30 seconds for Instagram Reels, formatted in the correct aspect ratios
  • Aerial edit if drone footage was taken, provided as a standalone clip and cut into the main walkthrough

Adding a virtual tour or photography to the same visit

Video production, drone photography, and a Matterport virtual tour can all be completed on the same site visit. One mobilisation covers all three. The practical sequence is: drone first (weather-dependent), then the interior Matterport scan, then the video walkthrough. The total time on site for all three is typically half a day.

Combined shoots are usually more cost-effective than booking each service separately. They are also less disruptive for occupied properties, since a single visit is easier to accommodate than three separate ones.

When to book

The right time to book is before the listing goes live, not after. Video published on or before launch day reaches the first wave of prospective tenants with the most interest in the property. Video added to a listing weeks in is useful, but it does not capture that initial attention.

Book once the property is in a presentable condition and at least a week before you intend to list. If the property is still being prepared, we can hold a provisional date and confirm when you are ready.
